“No More Free and Easy Stupid Money Anymore”

The title of this post comes from a commercial real estate broker participating in a ‘Brooklyn is the New Manhattan’ panel discussion during the Brooklyn Real Estate Summit hosted by Greenpearl.com this past Wednesday at St. Francis College on Remsen Street in downtown Brooklyn.  While a number of this panel’s participants donned their rose colored glasses, as real estate brokers are prone to due, this statement was honest and accurate and sums up the cause of inflated land and redevelopment opportunity pricing that reached its peak sometime in 2007.  In this month’s newsletter – The Brennan Report:  Issue 2 – June 2010: Recent Pseudo Land Transactions - I take a look at a few deals that give an indication of where land and rehab deals are being priced today and give my opinion on whether or not the market has retreated to a point where the delivery of quality multi-family product is possible in the brownstone Brooklyn marketplace once again.

Finally! Good News from the ABI

In February, the news was the grimmest it had been since the housing bust began: the Architectural Billings Index, which tracks billing at firms across the country, was at historic lows after plummeting steadily downward for eons.

Not so anymore. The AIA reports that billings have risen from 44.8 in February to 46.1 in March, the highest it’s been since August, 2008. The news is best for firms in the Midwest, whose billings marched over the 50% mark, the first growth for the region since 2007. Read More »
